Dracut, village by village

Mill villages, farms and ponds

Dracut sits on rolling upland north of the Merrimack, which separates it from Lowell. The town's open space plan names five traditional villages: Collinsville, Dracut Center, East Dracut, Kenwood and the Navy Yard. Farms once covered much of it, and new neighborhoods have replaced a lot of that farmland. Soils vary, and it matters: the Montauk and Scituate soils common here drain slowly, while the Windsor loamy sand in the east drains fast.

Collinsville

A textile mill village on Beaver Brook, with mills dating to about 1841 and double cottages built for workers. Older, smaller lots, often close to the brook.

Another Beaver Brook mill village, with stone Italianate mills from the 1860s and a dam. Houses near the brook mean the 25- and 50-foot wetland zones can come into play.

Dracut Center

The town center moved up to the uplands in the early 1700s; the Central Congregational meetinghouse dates from 1793–94. Established yards where walkways and plantings tend to be the first projects.

East Dracut

The town's farm country, with surviving Victorian farmhouses and protected fields along Mammoth Road. Larger lots on sandy soil that drains quickly, which suits dry wells and permeable surfaces.

Long Pond and Lakeview

Long Pond covers 163 acres, about 123 of them in Dracut, with old summer cottages around its shore and Peters Pond nearby. Waterfront lots here run straight into the town's wetland setbacks.

Ponds and wetlands

Building near Dracut's ponds and brooks

Dracut has Long Pond, Peters Pond, Cedar Pond, a corner of Lake Mascuppic, and a network of brooks: Beaver, Trout, Richardson, Bartlett, Peppermint and Double. Flood zones follow most of them. The town's wetland regulations, approved in March 2026, are stricter than the state law:

  • Within 25 feet of a resource area: no disturbance, though hand-dug fencing and tree planting can be approved by the Conservation Agent.
  • Within 50 feet: no new structures (as defined in the wetland bylaw) and no new impervious surface (as defined in the stormwater bylaw), with hardship waivers possible.
  • Within 100 feet: Conservation Commission jurisdiction; 200 feet along rivers and perennial streams, and a Notice of Intent for work within 100 feet of a vernal pool.

Lot coverage and wellheads. Dracut's zoning caps lot coverage at 30 percent in the R-1, R-2 and R-3 districts. Near public wells, the Wellhead Protection District requires a special permit for any use that makes more than 15 percent or 2,500 square feet of a lot impervious, whichever is greater, with groundwater recharge.

Permits and local rules

Permits and approvals in Dracut

Building permit. The Building Department lists fences six feet or less and retaining walls under four feet as exempt from a permit. Walls with a reveal of four feet or more count as structures under zoning and must meet setbacks. Pools need to be at least 15 feet from side and rear lot lines.

Conservation. The Conservation Commission reviews work within 100 feet of wetlands and 200 feet of rivers and perennial streams, under the town wetland bylaw and the 25- and 50-foot zones above.

Site plan review. Grading or clearing of 5,000 square feet or more triggers the town's site plan review.

Outdoor watering. The Dracut Water Supply District serves the area west of Route 38 and posts its current watering level; the Kenwood Water District serves East Dracut.

Licensing. We verify the credentials a job requires before we send a contractor any calls.

New England Landscapers is a referral service. We don't pull permits or do landscaping work. The contractor who does the job handles the permit.

FAQ

Dracut questions

Do I need a permit for a fence or retaining wall in Dracut?

The town's building permit page lists fences six feet or less and retaining walls under four feet as exempt. Under Dracut's zoning, a retaining wall with a reveal of four feet or more counts as a structure and has to meet setbacks.

How close to a pond or wetland can I build in Dracut?

Dracut's wetland regulations allow no disturbance within 25 feet of a resource area, and no new structures or impervious surfaces such as patios within 50 feet, unless the Commission grants a hardship waiver. Hand-dug fencing and tree planting inside 25 feet may be allowed with the Conservation Agent's approval.

What are the watering rules?

It depends on your water district. The Dracut Water Supply District uses a level system: at Level One, even-numbered houses water on Tuesdays, Thursdays and Saturdays and odd-numbered on Wednesdays, Fridays and Sundays, with no watering on Mondays; at Level Two, only hand-held hoses are allowed. East Dracut is served by the Kenwood Water District. Check your district's current level.

Can a big regrading job trigger a town review?

Yes. Under Dracut's zoning bylaw, grading or clearing of 5,000 square feet or more triggers site plan review. Most single-yard projects are smaller, but large regrading or clearing jobs should check with the town first.

Is there a charge to use New England Landscapers?

No. The call and the referral are free to homeowners. Your estimate and any work are agreed directly between you and the contractor.
